The average price of the house grows 3.2%, up to 1.589 euros per square meter The Community of Madrid is at the head of the increases, co

The average price of free housing rose 3.2% year-on-year in the third quarter of 2018, to reach 1,589.5 euros per square meter, according to a statistic on the assessed value of housing published by the Ministry of Development.

According to the report, the price of free housing has experienced a quarterly variation of 0.1%. After 26 quarters of year-on-year declines, started at the end of 2008, this figure represents the fourteenth consecutive quarter of nominal price rise.

In real terms, that is, discounting inflation, the price of free housing has increased by 1% compared to last year.

By Autonomous Communities, it can be seen that eleven of them have experienced inter-annual growth, especially Madrid (8.3%), La Rioja (6%), the Balearic Islands (5.2%), Catalonia (4.8%), the Canary Islands ( 4.7%) and Andalusia (3.7%).

On the other hand, seven of them have shown interannual declines, the most notable being Cantabria (with a decrease of 2.7%), Galicia (with a fall of 1.7%), Basque Country (minus 1.2%) and Asturias (minus 0.9%).

The price of free housing of up to 5 years rises almost 2%
The average value of the square meter of free housing of up to five years old stood at 1,829.9 euros in the third quarter of 2018, which represents an interannual growth of 1.7%.

As for free housing more than five years old, the price reached 1,582.1 euros per square meter, representing an increase of 3.3% year on year.

By municipalities with more than 25,000 inhabitants, the highest prices of free housing are presented in San Sebastian, where the square meter reached 3,356.1 euros; Sant Cugat del Vallès, 3,328.4 euros per square meter; Ibiza, 3,318.3 euros per square meter and Barcelona, ​​3,300.1 euros per square meter.

They are followed by these towns Santa Eulalia del Río, where the average price was 3,188.5 euros per square meter; Pozuelo de Alarcón, 3,053.1 euros per square meter; and Getxo, 2,928.5 euros per square meter.

In relation to the protected housing in Spain, the average price stood at 1,127.3 euros per square meter in the third quarter of the year, which represents a year-on-year drop of 0.2%. With respect to the last quarter of 2017, the fall is 0.3%.

As for the real estate appraisals, the number of those used to calculate the house prices was in the third quarter of 2018 of 115,605.
